Operation And Maintenance (O&M)

The term “Operation and Maintenance” (O&M) refers to the activities associated with the operation, maintenance, and repair of a building or facility. The O&M team is responsible for ensuring that the building or facility is kept in good working order and that all systems are running smoothly. The O&M team typically consists of engineers, technicians, and support staff.

The team works closely with the building owner or manager to ensure that all systems are properly maintained and that any repairs are carried out in a timely and efficient manner. Operations and Maintenance activities can vary greatly depending on the type of building or facility. For example, O&M activities for a hospital would be much different than those for a office building.

However, some common O&M activities include:

-Regular inspections of all systems and components

-Preventative maintenance tasks such as cleaning, lubricating, and adjusting equipment

-Troubleshooting and repairing malfunctioning equipment

-Coordinating with outside contractors for larger repairs or projects

-Documenting all maintenance activities
