Commissioning

Commissioning

In the construction industry, commissioning is the process of verifying and documenting that a building’s systems and components have been designed, installed, tested, operated, and maintained to meet the owner’s project requirements. The goal of commissioning is to ensure that a new or renovated building functions as intended.

The commissioning process begins during the design phase and continues through the project’s completion. During design, commissioning authorities review the project documentation to ensure that the systems will be installed and operated according to the owner’s requirements. After construction is finished, commissioning authorities test and inspect the systems to verify they are functioning properly. Finally, they provide training to the building’s occupants on how to use the systems.

The commissioning process can be divided into four main phases: Pre-design, Design, Construction/Start-up, and Operations/ Maintenance.

Pre-design: In this phase, the commissioning team works with the owner to develop a clear understanding of their project goals. They also identify any special needs or concerns that need to be addressed during construction and operations.

Design: During this phase, the commissioning team reviews all of the project documentation (plans, specifications, etc.) to ensure that the systems will be installed and operated according to the owner’s requirements. They also develop testing plans and schedules for each system.
