In the context of building automation, a building management system (BMS) is a computer-based control system installed in buildings that controls and monitors the building’s mechanical and electrical equipment such as ventilation, lighting, power systems, fire systems, and security systems.

A BMS consists of software and hardware; the software provides the decision making while the hardware carries out the decisions. The main purpose of installing a BMS is to improve energy efficiency within the building while maintaining or improving occupant comfort levels. Other benefits of having a BMS include increased security, improved facility monitoring and control, and reduced maintenance costs.

The most common type of BMS is a direct digital control (DDC) system which uses sensors and actuators to directly control the equipment in the building. These types of systems are usually centrally located in a room known as the plant room or mechanical room.
